| Executive Summary
|
A well positioned property that continues to generally offer very good levels of comfortable accommodation and customer
care for its market, for which the proprietors are to be congratulated.
Under the British Common Standard for Guest Accommodation, Elvington Bed and Breakfast achieves a FOUR Star Bed and Breakfast rating.
One feature of the Standard is that the key areas of the business (housekeeping, hopsitality, bedroom, bathrooms and breakfast) must be of an equivalent quality to the overall rating award rated. The majority of these areas should therefore
meet or exceed the quality expected at a particular star level for that rating to be achieved.

Dining room over-looking the gardens has a very good ambience. Well maintained decor throughout with use of quality
pictures and photographs adding interest and relief. All fixtures and fittings are of good quality and continue to be maintained.
The newly built conservatory has been completed to a very good standard and adds further sitting area for guests. Very
good standards of housekeeping and cleanliness throughout.
Spacious rooms with furniture well positioned for ease of use. Decor well maintained and free from marks.
Beds are comfortable and presented to a high standard with quality linen. All furniture is well maintained and is of
a suitable quality for the market catered for. The soft furnishings show attention to detail with very good co-ordination.
Flooring is well maintained, clean and well fitted.
Bathrooms sizes vary - however all are well thought out and can be used with relative ease. Tiled areas with all
grouting well maintained. Fixtures and fittings are co-ordinated very good quality and in good working order. Effective
heating, lighting and ventilation levels. Good towels and toiletries. High standards of cleanliness and housekeeping.
Elvington continues to provide a very good standard of comfortable accommodation, customer care, hospitality and service
allowing for a FOUR DIAMOND rating to be retained for the current period.
